Funding Options

We can facilitate funding for any size project and we can provide funding for the purchase of a development site as part of an overall development finance facility, however, this may vary and it is subject to certain criteria being met.

We can assist you in sourcing the finance for any social housing development. Over the years we have built up a close relationship with a number of different finance providers. Let us help you to try and get the lowest cost finance available. We have listed some of our options available below:

For projects that are less than 10 units and considered minor developments. Typically, developments of this size consist of 5 to 9 units. Some of the conditions attached to this finance can be:

  • Margin of typically between 5.5% and 9.5%
  • Gearing of a maximum of 80% which includes the development funding and land purchase.
  • Finance facility size starts at €1 million and includes the purchase of land and development funding.

For development projects that are greater than 9 units we have a major development funding option. This funding model is only available for developments of 10 or more units. Some of the conditions attached to this finance can be:

  • Margin of typically between 4.5% and 9.0%
  • Gearing of a maximum of 80% which includes the development funding and land purchase.
  • Finance facility size under this funding model is to a maximum size of €40 million.

We also have a funding model available specific to apartment developments. This funding model is only available to developments that consist of apartments. Some of the conditions attached to this finance can be:

  • Margin of typically between 4.5% and 9.5%
  • Gearing of a maximum of 80% which includes the development funding and land purchase.

Finance facility size under this funding model is to a maximum size of €85 million.
